CLOSING DISCLOSURE

Closing Disclosure document preparation for closing agents in compliance with the TILA-RESPA Integrated Disclosures rules and in accordance with the lender’s closing instructions.  The preparation comprises gathering and compiling lender, third party, borrower, and settlement agent fees. We will verify and confirm escrow deposits for taxes, proration of taxes, payoff amounts, commissions, loan fees, recording fees, hazard insurance, mortgage insurance, etc.

Curative/Title Clearance

Title curative team provides its clients with all aspects of resolution of title defects. Our goal is efficient and aggressive clearance of title issues to deliver clear and marketable title to our clients. Our experienced in correction of chain of title issues, filing and management of title claims, negotiation with underwriters regarding curative actions and title claims, correction of legal description errors including resolution by judicial action, obtaining releases of prior liens, deeds of trust, mineral claims, judgments and IRS liens and actions regarding outstanding taxes and tax sale issues.

POST CLOSING

Stacking the closing package based on the checklist provided by client and detailed review/audit the documents based on the client checklist.  Fatal and Non-Fatal exceptions are noted and shared in the client portal/Reports/Template. Disbursement will be released on the fatal and non-fatal exceptions shared to the client.

Recording

We follow the state and county guidelines/statutes on the documents before sent for recordings to the court house/counties. We have expertized team who process the files on submissions and our rejection rates are very low on the files submitted for recording. We follow the concept of first submission is clear submission procedure.
